Wells, Septic & What a Century-Old House Actually Needs

Start with water and sewer — don't assume

One of the first questions to answer on any property in Farmville, Ayden, or Bethel is whether it's on municipal water and sewer or on a private well and septic system. This isn't safe to guess from location alone: in-town lots are often on municipal service, but plenty of in-town and edge-of-town parcels — especially older lots platted before municipal lines extended to them, or lots just outside a town's service boundary — are still on well and septic. The only reliable way to know is to check the specific address, not to assume based on the town or neighborhood.

  • Ask the listing agent or seller directly, and confirm it in writing during due diligence.
  • Contact the town's public works or utilities department to confirm whether municipal water/sewer lines actually run to that specific parcel (a line running down the street doesn't guarantee the specific lot is connected or connectable without cost).
  • If the home is on a well and/or septic system, locate the septic permit and any improvement permit on file with the Pitt County Environmental Health division — these records establish system size, type, and approved bedroom count.

What a well and septic system means for due diligence

If the property is on a private well, budget for a water quality test covering at minimum bacteria (total coliform/E. coli) and, given the area's agricultural history, nitrates. Ask for the well's age, depth, and any available permit record — a well of unknown age and unknown construction is a bigger unknown than an older well with documented records.

If the property is on a septic system, don't skip a septic-specific inspection separate from the general home inspection. At minimum:

  • Have the tank located, pumped, and visually inspected before closing — not just "checked" from the surface.
  • Confirm the tank size and drainfield are sized appropriately for the home's bedroom count, per the county's permit record. A system permitted for a 2-bedroom home serving a home that's since been expanded to 4 bedrooms is a real and common issue in older housing stock.
  • Look for surface signs of drainfield failure — unusually lush or soggy patches of lawn over the field, slow drains throughout the house, or sewage odor — and have a septic contractor evaluate anything questionable before you waive due diligence.

What to expect inspecting a 60-100+ year-old home

Most of the housing stock in Farmville, Ayden, and Bethel's older neighborhoods dates from the early-to-mid twentieth century. None of the issues below are automatic dealbreakers — but going into an inspection knowing what's likely to show up lets you negotiate from information instead of surprise.

  • Foundation. Brick pier or continuous masonry crawlspace foundations are typical of this era, rather than poured concrete. Expect the inspector to note some differential settlement, cracked mortar joints, or sagging floor joists — the question isn't whether these exist, but whether they're stable and cosmetic or active and structural. Ask specifically about evidence of prior foundation repair (helical piers, sistered or jacked joists) and get a structural opinion if anything looks active.
  • Wiring. Knob-and-tube wiring or early non-metallic cable, undersized electrical panels (60–100 amp service was standard decades ago), and an absence of modern grounding or GFCI/AFCI protection are common in homes that haven't been fully rewired. This can also affect homeowners insurance availability and cost — some insurers decline or surcharge homes with active knob-and-tube wiring. Budget for at least a panel evaluation, and likely a partial or full rewire if it hasn't already been done.
  • Plumbing. Original galvanized steel supply lines and cast-iron drain lines are common. Galvanized pipe corrodes from the inside over decades, gradually restricting water flow and pressure; cast iron can crack or suffer root intrusion at joints. A camera inspection of the main drain line is a worthwhile add-on inspection for a home this age, and low water pressure throughout the house is a common tell for aging galvanized supply lines.
  • Roof and attic. Multiple layers of roofing material, deferred maintenance, and attic ventilation that hasn't kept pace with modern insulation standards are all common. Ask how many roofing layers are present and whether the roof deck has ever been fully inspected, not just re-shingled over.
  • Lead paint and asbestos. Any home built before 1978 may contain lead-based paint, and homes from this era may also contain asbestos in older flooring, pipe insulation, or roofing materials. This matters both for renovation planning and for legal disclosure if the home will house children under six.
  • Windows and doors. Original single-pane wood windows are common and, while often repairable and worth preserving for character, typically need weatherstripping, glazing, or storm-window upgrades to perform to modern comfort and efficiency standards.

Use inspectors who know houses this age

A general home inspector experienced specifically with pre-1950s construction — and, separately, a septic contractor for the well/septic side — will catch issues that an inspector used to newer subdivision construction may miss or misjudge. It's worth asking about age-specific experience before you hire.

Build a due-diligence checklist before you write an offer

  • Confirm water/sewer type (municipal vs. well/septic) for the specific address, in writing.
  • If well: order a water quality test (bacteria, nitrates at minimum) and locate well age/permit record.
  • If septic: locate the county permit record, have the tank pumped and inspected, and confirm system sizing against current bedroom count.
  • Hire a general inspector with experience in homes of this era, not just standard resale inspection experience.
  • Ask specifically about foundation movement history, wiring type and panel amperage, and drain-line material and condition.
  • Budget realistically for a panel upgrade/rewire and a supply- or drain-line repipe if the home hasn't already had this work done — these are common costs on unrenovated housing stock this age, not exceptions.
  • Test for lead paint and asbestos before any renovation work that would disturb original materials.
